Real estate firms choose Pudong

CB Richard Ellis and Jones Lang LaSalle, two of the leading global real estate services providers, both announced they set up new offices in Shanghai, company officials from the firms said.

"As an important reinforcement to our operations in Shanghai, the new office in Pudong will enable us to better integrate and utilize our resources and will allow us to dedicate specific resources to clients focused within Pudong New Area," Leonard Ng, managing director of CB Richard Ellis' Shanghai operation said.

The new CBRE Pudong office in Azia Center will focus on industrial and logistics services as well as office, retail and asset services, according to Andrew Hatherley, executive director of CBRE's industrial and logistics services in China. He said the market has significant potential since more Chinese and international businesses are moving manufacturing and R&D bases to Pudong.

The company also said it will open two more offices - Hangzhou, Zhejiang Province, and Dalian, Liaoning Province - within the next three months. When both open, CBRE will have 12 offices in China.

Meanwhile, Jones Lang LaSalle said it opened a Pudong branch in the Citigroup Tower. "Shanghai boasts China's financial center and the majority of financial institutions have shown special preference for Lujiazui," said Anthony Couse, managing director for Jones Lang LaSalle's Shanghai operation. "More than 400 multinationals are set to open their headquarters in Shanghai by 2010, and Lujiazui will continue to remain one of the top choices for those multinational headquarters."

A survey by Jones Lang LaSalle showed that both supply and demand for office space in Pudong is strong and concentrated in four areas - Lujiazui, Zhuyuan, Zhangjiang and Jinqiao.

The average daily rental price for grade-A office space in Pudong increased to US$1.04 per square meter at the end of last year, a year-on-year jump of 21.8 percent. The average daily rental price for office space in Lujiazui has grown by double digits for four consecutive years.
